No. 2 Exchange Place provides sustainable and high-quality office accommodation across three individual buildings.

No. 2 Exchange Place is located at the heart of Edinburgh’s Exchange District, the project combines commercial vibrancy with thoughtful urban design.

In collaboration with cre8architecture and Aedas, Biomorphis helped plan this milestone group of office buildings. The project integrates retail and restaurant spaces, fostering a lively and welcoming environment for tenants and visitors alike.

The buildings connect through a cohesive public realm. This design encourages movement, interaction, and accessibility, forming a campus-like atmosphere that balances function and appeal.

Design Concept

The design prioritizes sustainability and occupant comfort. Each building has its own character, yet together they form a unified campus. Materials, façades, and open spaces work in harmony to reduce energy demand while enhancing wellbeing.

Moreover, the public realm features pedestrian paths, seating areas, and landscaping. These elements invite social interaction and create a sense of openness within the bustling commercial hub.

Retail and restaurant units at ground level activate the streetscape. Consequently, the campus remains vibrant not only during office hours but throughout the day, supporting the local community.

Environmental & Sustainable Features

All three buildings meet best-in-class sustainability standards. Energy-efficient systems, high-performance glazing, and low-energy lighting support both comfort and environmental performance.

Natural ventilation, daylighting, and optimized layouts further reduce operational costs while improving occupant experience. In addition, the design strategy integrated sustainability from the earliest concept through to construction.

Outcome

No. 2 Exchange Place delivers an attractive, functional, and environmentally responsible office campus. The three interconnected buildings foster a sense of community while reinforcing the commercial heart of Edinburgh.
